Crownfield Road

A multi-unit development comprising of retail at ground floor and 3 residential units above on an irregular site

Tigg + Coll Architects have proposed the redevelopment of an existing single story public convenience and electricity substation at 1-3 Crownfield Road. The proposed development consists of the demolition of the existing public convenience and provision of a part two, part three building with a ground floor retail unit and three-self-contained residential dwellings above. The three residential dwellings will be provided in a mix of two, one bed dwellings and one, two bed dwelling.

The proposed materiality is in keeping with the surroundings, as a light toned multi-buff brick will be used on the ground and first floor. Above this, parts of the first floor and the entire second floor will be clad with a perforated metal cladding that wraps around the eaves and continues onto the roof.

The most challenging aspect of this project is the irregular site boundary and public exposure on almost all aspects. The proposed development maximises available area on the constrained site through thoughtful and considered massing that creates balanced public/private divisions. Overlooking is avoided, good quality light is maintained and any adverse impact on the existing adjoining occupiers is mitigated.
